– Yes. Your front yard will
include sod, shrubbery, a shade tree, in ground irrigation, and a white
picket fence.
2. How do I water my yard?
– All homeowners in the second phase of Picket Fences will have
their own independent irrigation system. We will assist you with the
initial settings, but it is is up to you after everything is setup.
3. Are
there medical facilities nearby?

4. Can I buy
a homesite now and build later?
– No. That is an excellent question and one we are asked quite
often but under normal conditions occupancy can occur in approximately
4 months from loan approval. Or if you decide to purchase on of our
homes that we keep in our inventory you can move in much quicker (usually
not over a few weeks). Picket Fences is focused on constructing homes
and building a neighborhood.
5. How far is the grocery store
and other shopping areas?
– The Wal-Mar Super Center, Lowes Super Center, and BiLo Grocery
all opened in January of 2000. These stores along with most other
shopping locations are all within a few miles of Picket Fences.

Is Picket Fences an age restricted community?

No. Many seniors find our low maintenance lifestyle very attractive
but so do many of our younger buyers. Picket Fences has a wide variety
of homeowner's who are attracted to both our great location and neighborhood
lifestyles.
7. Where
are the closest schools?
– Shell Point Elementary
is approximately 2 miles away, Robert Smalls Middle School is about
2 1/2 miles away, and Battery Creek High School is about 4 miles away. There
are also several private schools very close and we now have a middle
school that focuses on humanities and the international baccalaureate
types of education. These school enrollments are not based upon where
you live.
8. What about golf courses?
– We have a par three course within walking distance of the community,
and over 12 public courses within a few minutes drive.
9. Can I modify my home any from your standard plan?
– It all depends upon what you are interested in doing to your home
we try to approach this on a case by case basis.
10. If I do decide to change or modify my house to some degree is it
very expensive?
– Again, it all depends on what you want to change but as a general
rule if you change your floor plan much it can get rather expensive
and it does slow our building process up, so we hope you will enjoy
your house as drawn. Believe me we have put a greet deal of thought
into these plans and thousands of man hours making sure you will enjoy
every square inch of your new home.
11. I noticed that the homes on the point seem to be different from
the first phase of Picket Fences.
– Like most developers and developments we designed "The
Point" at
Picket Fences to be a slight step up from our first phase and we think
that will be obvious from our models and the addition of some higher
end floor plans which include two story homes.

What about utility rates?
– Your homes currently
qualify for some of the best rates available by SCE&G. Individual
homes will have different usage rates, but SCE&G is always available
to give you a neighborhood average.
13.
If I want to sell my home can I deal with any real estate company I
choose?
– Yes. We have a fully staffed Real Estate
company to serve you, but it is completely up to you when and if you
decide to move.
14.
Are there rules and regulations to insure the long-term quality of
Picket Fences?
– Yes. We realize setting standards are
important and we think you will agree our protective covenants and
our rules and regulations insure every resident the peaceful living
they want and deserve. A copy of Rules & Regulations can be picked
up anytime at our onsite office.
15.
Do residents have a voice in the operation of Picket Fences?
– Yes. Every homeowner or resident is a member of the Homeowner's
Association and has one vote per home site. The advisory board is scheduled
to meet once a year to discuss any issues they feel are relevant to
the betterment of the Picket Fences Community.
16.
Is flood insurance available?
– Yes. Flood insurance
is a federally insured program thus making it available in some form
or another to just about everyone.
17. Do you have anyone
moving from phase one of Picket Fences to "The
Point"?
– Yes, we have had several owners in the first phase do this
because they know that they really like the community. Some have found
that their needs have changed some are actually downsizing and some
are going with the newer and larger floor plans.
18. Can the owners
in Phase I use the amenities in Phase II "The Point" and
vice versa?
– Yes, ultimately we hope the residence of both phase 1 & 2 will become like
one big happy family and any community parties or community get togethers we
have will include everyone.
